After the 2020 amendments to Karnataka's land reform law, non-agriculturists can generally buy agricultural land, subject to ceilings. Building a home on it usually needs conversion of the land. NRIs cannot buy agricultural land under FEMA. Check with a lawyer.
Managed farmland means a developer sells you a share or plot of agricultural land and maintains it, often with plantations and a clubhouse. Many such schemes fall outside RERA. Check exactly what is registered in your name, whether the plot is surveyed separately, what the maintenance contract covers and what your exit options are.
Nandi Hills is about 60 km from central Bengaluru, and roughly 30 to 40 minutes beyond the Kempegowda International Airport area on NH-44. Devanahalli and Chikkaballapur are the main nearby towns.
Yes. The region is semi-arid, and much of it depends on borewells, with groundwater levels that vary. Ask for recent borewell yield data, rainwater harvesting plans and any water-sharing arrangements in the project.
It depends on the state. Maharashtra and Gujarat allow only registered farmers to buy agricultural land, Karnataka relaxed this in 2020, and Himachal Pradesh (Section 118) and Uttarakhand restrict buyers from outside the state. Non-farmers usually buy NA (non-agricultural) converted plots in approved layouts. Check the land record and conversion order with a lawyer before paying.
Generally yes for residential and commercial property, including residential plots. Under FEMA, NRIs and OCIs cannot buy agricultural land, plantation property or farmhouses without special RBI approval, though they can inherit them. Payment must come through normal banking channels (NRE, NRO or FCNR accounts or inward remittance). Rules on repatriating sale proceeds have limits, so check the current RBI directions with a lawyer or your bank.
Under the RERA Act, plotted developments are generally covered. A project usually has to register unless the land is 500 sq m or less, or it has eight units or fewer, and some states set their own thresholds. Check the number on the state RERA website before paying a booking amount. Managed-farmland sales often sit outside RERA, so ask exactly what you are buying.
A plot loan funds the land only. It usually carries a somewhat higher rate and a lower loan-to-value than a home loan, and lenders often expect construction to start within a few years. Tax benefits generally apply only to the construction part once you build. Banks rarely lend on agricultural land for non-farm use, and NRI eligibility varies by lender.
Stamp duty and registration, which vary by state and are charged on the higher of the deal value or the circle rate. Add GST if you buy an under-construction villa from a developer, and TDS under Section 194-IA (1% when the value is ₹50 lakh or more and the seller is resident; higher rates apply if the seller is an NRI). Budget too for legal due diligence, society or club deposits, utility connections and, for plots, construction. Confirm the current rates with the sub-registrar or your lawyer.
It depends heavily on location, design, management and how often you use it yourself. Published estimates for villas in popular markets range from about 3% to 8% gross a year, and data from short-term rental trackers often shows lower occupancy than brokers quote. Maintenance, staff, utilities, management fees and tax reduce the net figure. Treat projections as estimates, not promises.
